VALUE ADDED PROJECTS
CENTER SQUARE APARTMENTS,
A former 62+ senior property transformed into a contemporary multi-family housing community with modern amenities and floorplans. Multiple modernization projects performed over an extended timeline, due to the property being fully occupied. Projects included: renovated and re-designed apartment floorplans, elevator cabs (4) and related systems, hallway redesign, expanded parking lots, addition of electronic entry system, new laundry rooms, new main entry, new terrace, re-designed common spaces (fitness center, business center, bike storage room, lounge) and "Going Green" initiatives.
310 SCHOOLHOUSE ROAD, SOUDERTON, PENNSYLVANIA
310 Schoolhouse Road office/warehouse building was a two phase value added project. Project included developing the land and the construction of a warehouse/office buildings totaling 50,000 plus square feet.
The first included the construction of a 20,000 square foot office/warehouse and the second phase took advantage of available land to allow for existing infrastructure improvements.
401 LIGHTSTREET STUDENT HOUSING,
Project incorporated 2 separate tax parcels - with outdated student housing buildings, which was replaced by 10 brand new, state-of-the-art townhomes, that included plasma TV, cable and high speed internet, individual parking spaces, new furniture, new kitchen, private laundry facilities and much more. This property ideally located across from the campus of Bloomsburg University expanded the capacity from 37 to 60 students.
WARHURST APARTMENTS STUDENT HOUSING
Project included the acquisition of 4 building- a 16 unit property and increased capacity by 50%. By redesigning how existing basement space was used, the number of bedrooms was increased from 32 to 52 without altering the existing footprint of the property. The scope of this project included taking several 2-bedroom units and converting them into modern 4-bedroom "suite style".
